Buying property in Panama

A local perspective. A clear path to your next home.

Buying from another country starts with the right information and a person you can reach. I’m Carlos Martínez, a Costa del Este resident with more than 21 years in Panama real estate. I guide buyers purchasing with their own funds, helping them compare developments, organise visits and coordinate the next steps with each developer.

01 · The buying process

From your first enquiry to your new home.

  1. 01

    Define your priorities

Tell me your purchase budget, preferred size, bedrooms and timing. Share whether the property will be your main home, a second home or an investment. We build a shortlist around your priorities and plan for the agreed payment schedule.

  2. 02

    Compare the developments

Review floor plans, orientation, terraces, amenities, parking, estimated maintenance fees and what is included in the price. I coordinate questions about current inventory and written quotations with each developer.

  3. 03

    Visit and review the documents

We explore the neighbourhood and selected projects. I work alongside the lawyer you appoint to coordinate the documents and questions needed before you commit funds. Your lawyer carries out the legal review of title, liens, the seller’s authority and the reservation or purchase agreement.

  4. 04

    Agree the terms

Confirm the unit, contractual area, price, payment schedule, inclusions, and cancellation terms in writing. For homes under development, review the delivery provisions and how changes or delays are addressed. Deposits and refund terms vary by project.

  5. 05

    Prepare for closing

Your appointed lawyer and I work together with the relevant parties to coordinate the closing. I follow up on commercial details and communication with the seller or developer, while your lawyer handles the public deed, legal documents and registration at Panama’s Public Registry. We help clarify the closing budget and each party’s obligations.

  6. 06

    Plan the handover

Confirm the inspection, agreed finishes, parking and storage assignments, keys, building rules and any items to resolve. I help coordinate communication about handover and the next practical steps. The timetable depends on the property and contract.

Choose the stage that fits your plans.

Project stageWhat to consider
PresaleStudy the plans, payment schedule, specifications and contractual delivery terms. Confirm whether a showroom or model residence is available.
Under constructionAsk for current progress, remaining payments, access arrangements and the delivery provisions in your agreement. Visits depend on developer authorisation.
Ready to move inWe visit the available apartment where access is possible and review its condition. I coordinate the information with the lawyer you appoint, who verifies title, occupancy documentation and the legal requirements for closing and handover.

Look beyond the purchase price.

Request an itemised budget before reserving. Costs and their allocation depend on the property, agreement and your circumstances.

Purchase & closing

Purchase price, deposits, legal fees, notary and registration charges, applicable taxes and any transfer costs. Your appointed lawyer and I can work together to clarify the budget, with your lawyer confirming the legal and tax obligations of each party.

Ongoing ownership

Condominium maintenance fees, applicable property tax, insurance, utilities and any special assessments. Confirm current figures and any claimed exemption in writing.

02 · Plan your visit

Make your trip count.

Start with a conversation before booking your project appointments. We can prepare an itinerary around your dates, priorities and the access each developer can offer.

01

Before you travel

Send your dates, time zone, budget, preferred layouts and selected projects. We can start with a call and review plans remotely. I coordinate appointments, confirm which spaces can be visited and share the proposed schedule.

02

While you are here

We visit the shortlisted projects and spend time in Costa del Este to understand the setting, access, parks and everyday services. We compare what you saw and identify the questions that need written confirmation.

03

After your visit

I follow up on quotations, availability and outstanding questions, and coordinate further conversations with developers. Working together with the lawyer you appoint, I help keep the process moving while you are abroad; your lawyer advises on contracts and any representation arrangements.

Bring your priorities. Prepare documents separately.

  • Travel dates, local contact number and time zone
  • Purchase budget, preferred payment timeline, size and delivery timing
  • Your shortlist and the questions you want answered
  • Confirm entry requirements for your nationality before travelling. I can help coordinate document requests with your appointed lawyer and bank; send identity and source-of-funds documents through their agreed secure channels.

A possible visit day

Morning: two project appointments, subject to availability. Afternoon: explore the neighbourhood and review the shortlist together. Additional appointments can be arranged according to your schedule; the itinerary is personalised.
